Do New Home Builders Negotiate?
This is an often asked question when buyers are looking at model homes and new build communities… the answer is YES!
Not every home builder, community, or Real Estate market is the same so many variables will come into play when figuring out what could be negotiable. However, I have personally never represented a Buyer of a new home where we were not able to negotiate for something extra.
Here is a list of items that we have negotiated in the past:
- Price
- Total Incentive Amount
- Closing Cost Concessions
- Mortgage Interest Rate (with the builder’s preferred lender)
- Upgrades & Features
- Lot Premiums
- Appliances
- Window Coverings

The typical home buyer whom walks in off the street will likely not be able to negotiate anything with the builder.
