Whether you are in the West Valley, on the East Side or the fringes of North Phoenix, there is new construction everywhere you look so I wanted to highlight some of them here.
Verrado Marketplace in Buckeye
If you’re familiar with Desert Ridge or Tempe Marketplace, the same developer, Vestar, is building this 50-acre project, which will contain open air shopping anchored by Target, Safeway, Ross, Marshalls, HomeGoods and more. Harkins will create a ‘Backlot’ Theater, but it’s more than just movies. There will also be bowling, arcade, scratch kitchen & patio dining.
Laveen Towne Center
Around 59th Ave & Dobbins, this 40-acre development (by Vestar) will offer some anchor stores, small shops, restaurants and then housing as part of a larger overall project.
PV
Formerly Paradise Valley Mall, “PV” is a mixed use site at Tatum & Cactus in Phoenix. When completed, there will be a blend of Apartments, Office Space, Restaurants, Stores & Entertainment options. The site totals approximately 100 acres.
Black Mountain Village
This one is proposed so not set in stone yet, but would be in North Phoenix on a 20-acre parcel near Deer Valley & Black Mountain Parkway. Construction would begin in early 2026 to include a Grocery Store and ancillary shops with somewhere around 5 buildings.
Fiesta Redefined
Mesa, large in land mass and population, has many parts to it. Fiesta Mall in the older (West) section of Mesa was demolished in 2023 and now the site is being redeveloped. Highlights would include high-density residential, high-end retail and open green space for all to enjoy.
The Metropolitan
Metro Center was the place to be for a couple of decades, but time passed it by with retailers and people moving away from the area. For years, there’s been talk of how best to revitalize the location and transform it into something more modern. Recently, light rail was enhanced with a large station now in place. The current vision is an Urban Village with mixed-use. Infrastructure construction is now in the works.
Buc-ee’s
A travel center like no other, each new location seems to attempt outdoing the rest. Known for being an attraction more than a gas station, they offer a lot of dining options, shopping and plenty of toilet stalls! Bullard in Goodyear, just off the I-10 is where we will see Arizona’s first Buc-ee’s, set to open this year.
Zaxby’s
A popular restaurant from the South is headed to Arizona, opening up in Queen Creek.
Andretti Indoor Carting & Games
Originally scheduled for a 2024 opening, 2025 should be the year for this new venue in Glendale near the Westgate & Sports Entertainment district.
Other Possibilities
VAI Resort in Glendale is still being built and first phase *may* open late ’25.
Mattel Theme Park adjacent to VAI is in the same boat.
