With today’s access to the Internet and immediate information at our fingertips, consumers can conduct much more research on their own than used to be the case. However, that doesn’t mean all of the information available is accurate, nor does one know how to properly interpret it.
When someone begins to think about moving, they will often search online homes for sale through a myriad of websites. These are ‘marketing’ sites and obtain their information through a syndication feed from the real MLS (multiple listing service). Here in the Metro Phoenix Market, our MLS is not consumer facing so only Realtors & Brokers have access to the actual database.
For Home Buyers, this initial data can at least give an idea about what is available in the market, but it doesn’t properly explain the market conditions, trends, process to follow or establish a game plan for personal success. That’s where the right REALTOR® comes into play.
In most cases, you should select your REALTOR® about 3-4 months before the targeted move date.
When Buying, this gives us time to set up a Pre-Move Consultation, line up your Financing Pre-Qualification, build your custom search and lay out expectations for the market. If your credit needs a little more work, then try to reach out at least 6-months in advance.
On the Selling side, we will still have a Pre-Move Consultation, but in your home, where we evaluate it to assess value and make suggestions for preparing it for sale. This can mean time for repairs, de-cluttering, staging or otherwise. For many, a Home Sale also means a Home Purchase so we need to coordinate that aspect at the same time.
